Spring Creek Forest began as a residential development
conceived by the FTI Corporation. Begun in 1971, the
plans called for the 262 acre parcel to be developed
into 348 single family homes and 204 patio homes to
be built in 4 sections. The patio homes were to be
built on the south end of the property near Louetta
Road. The single family homes would be built on large
lots and would would have about 2800 to 3000 square
feet of living space.

In the original SCF plans, 42 acres of the parcel
were to be used for community enhancements including
a 9 hole, par-3 golf course, tennis courts, a 50 meter
swimming pool and a 2500 square foot clubhouse. FTI
planned on owning and controlling the use and management
of the community enhancements. No resident ownership
was envisioned.

FTI ran into financial problems in 1975 and filed
for bankruptcy in November of that year. Gibralter
Savings Association became the owner of the SCF development
since it was the primary lienholder of loans made
to FTI. It was apparent that the original SCF concept
was not going to work financially so Gibralter decided
to drop the golf course and use the land to develop
more houses. They also decided to develop the entire
parcel with single family homes rather than the previously
envisioned combination of patio homes and single family
homes.

During
the late 1970's, SCF was fully developed based on
the revised plan that Gibralter had developed. The
end result was a community of 583 singe family homes
with a broader range of lot and home sizes than was
in the original FTI plan. Lot sizes range from 10,000
to 30,000 square feet with a median size of 15,000
square feet. The larger lots are mostly in the sections
that were developed by FTI. Many of the larger lots
are around 'the circle'. The median size of the homes
in SCF is 2,620 square feet. Another significant difference
in the final result versus the original plan was that
the tennis courts, swimming pool and clubhouse came
under the ownership of the residents.
